Starting January 1st, Illinois mandates EV charging at rental properties – CleanTechnica reports

Starting January 1st, 2022, a new mandate in Illinois will require rental properties to provide electric vehicle (EV) charging infrastructure. This move is part of the state’s efforts to promote the adoption of electric vehicles and reduce greenhouse gas emissions. CleanTechnica reports that this mandate will have a significant impact on the accessibility and convenience of EV charging for renters in Illinois.

The new regulation applies to all residential rental properties with five or more units. Landlords will be required to install and maintain EV charging stations in their parking lots or garages. The number of charging stations needed will depend on the size of the property, with a minimum requirement of one charging station for every 20 parking spaces.

This mandate is a crucial step towards addressing one of the major barriers to EV adoption – the lack of accessible charging infrastructure, especially for those living in multi-unit buildings. By making EV charging more readily available at rental properties, Illinois aims to encourage more residents to switch to electric vehicles, ultimately reducing reliance on fossil fuels and improving air quality.

The benefits of this mandate extend beyond individual renters. With more EV charging stations available, it will also support the growth of electric vehicle ownership among ride-sharing services and delivery companies. This will contribute to a cleaner transportation sector and help Illinois achieve its climate goals.

Furthermore, the installation of EV charging infrastructure at rental properties can increase property value and attract environmentally conscious tenants. As the demand for EVs continues to rise, having access to convenient charging options will become an essential consideration for many renters.

To ensure compliance with the new regulation, landlords will need to work with qualified electricians and charging station manufacturers to install the necessary infrastructure. They will also be responsible for maintaining and repairing the charging stations as needed.

While this mandate represents a significant step forward, it does come with some challenges. The cost of installing EV charging stations can be a barrier for some landlords, especially those who own older buildings. However, there are various incentives and grants available to help offset these costs and make the transition more affordable.

Additionally, landlords may need to consider the electrical capacity of their properties to accommodate the increased demand for charging stations. Upgrading electrical systems may be necessary in some cases, which could add to the overall expenses.

Overall, the new mandate in Illinois requiring EV charging at rental properties is a positive development for both renters and the environment. By making EV charging more accessible and convenient, it will encourage the adoption of electric vehicles and contribute to a cleaner transportation sector. As other states and regions consider similar regulations, it is clear that the future of transportation is electric.
